John Baxter of Portobello, circa 1824. 2-storey with basement, 3-bay classical house at end of short terrace. Polished ashlar, deeply channelled at ground; droved ashlar to basement and single storey addition to left; rubble side (E) elevation and rear. Band course between basement and ground and also ground and 1st floor; cill course to 1st floor; cornice, blocking course, band course and coping to addition.
N (PRINCIPAL) ELEVATION: 5 concrete steps with original cast-iron handrails to 2-leaf panelled door in bay to left; rectangular plate glass fanlight above; window at 1st floor above. Windows to each floor of remaining bays; window and boarded door to addition.
S (REAR) ELEVATION: not seen fully, 1994; modern glazed door to addition.
Plate glass timber sash and case windows to principal elevation. Grey slate roof; slant roof to addition; rendered and coped mutual stack; ashlar and coped stacks to E elevation.
INTERIOR: not seen, 1994.
BOUNDARY WALLS: droved and coped to front, formerly with railings.
The house was initially one of a mirrored pair of villas seen on Wood's map of 1824, built and designed by John Baxter. Later (between 1856 and 1891) the pair were extended to the W to include No 14.
