9/137 Balcony Cottage and The Balcony

GV II

Pair of attached houses. Circa 1750 with some later alterations. Mixed slatestone
and red sandstone rubble with quoins and brick dressings, rendered left side, slate
roof with gable end stacks.
Angled front with Balcony Cottage to left and The Balcony to right; Balcony Cottage
has central entrance with room to right and left, entrance directly into room to
right with stair hall to rear centre. The Balcony has 2 rooms to front with stair
hall and rear service wing to left.
3 storeys, Balcony Cottage has central flat-roofed wooden porch with glazed upper
part, panelled inner door, 4-pane sash right and left, two 4-pane sashes at first
floor, all sashes with brick segmental heads, 2 C20 windows under eaves; modillion
cornice carried over both houses. The Balcony has C20 door to right of angel, 4-pane
sash to right and left; first floor has C20 window and 4-pane sash with brick
segmental heads, two 4-pane sashes at second floor.
Interior of Balcony Cottage This house retains exceptionally fine C18 features. At
ground floor, room to right has pair of cupboards with shaped shelves and moulded
surrounds; ovolo-moulded panelling to wall to left. Room to left has fireplace with
eared architrave and dentil cornice to mantel; all walls have fielded panelling with
dado rail, cornice in tiers of mouldings including egg and dart, 2-panelled fielded
door. Cupboards to sides of fireplace have reeded pilasters with segmental head with
key and circular fretwork design, panelled doors below. Unusual plan with stair hall
to rear of 2 principal front rooms; hall also has fielded panelling and 2-panelled
doors, rear door with strap hinges. To rear left, dog-leg stair with Chinoiserie
panels rising to 2nd floor.
At first floor, room to left has eared architrave to fireplace, panelled partition
wall between 2 front rooms and 2-panelled doors; room to right has panelled cupboards
to each side of similar fireplace.
Interior of The Balcony Small entrance porch has 2-panelled door to room to right and
left. Room to right has fine plaster frieze with scroll and beading, dado rail and
corner cupboard with panelled and glazed doors. Winder stair in stair hall to rear
left, with stick balusters. At first floor, 2-panelled doors, 2 front rooms and one
to rear over service wing. Front left room has panelled partition wall to rear room
to right has panelled cupboards with L and H hinges. At 2nd floor, 2-panelled doors
and panelled cupboards, room to left has rear partition wall panelled.
Balcony Cottage in particular is a good example of the high standard of detail of
internal features to be found in Cawsand. The fireplaces with eared architraves are
a particularly local feature. A similar staircase with Chinoiserie panels is at
Island Cottage, The Cleave, Kingsand and No. 2 Market Street, Kingsand (q.v.). There
are similar cupboards and plasterwork at The Old Ship Inn, Garrett Street (q.v.).
