Dated 1869. 2-storey, 4-bay, school building. Sandstone ashlar, rubble to N elevation. Gableheaded principal elevation, recessed entrance bay to right, string course between floors, segmental-arched windows to 1st floor. Chamfered lintels.
E (PRINCIPAL) ELEVATION: gabled porch to right with segmental-arched doorway, cusped roundel window at 1st floor above; windows to remaining advanced bays at ground and 1st floor, carved stone dated armorial plaque in square segmental frame to centre above.
N (SIDE) ELEVATION: blank wall with broad shouldered wallhead stack.
Timber sash and case windows with 4-pane glazing, graded grey slates, coped skews with gablet skewputts, wallhead stacks with terracotta cans to N elevation, stack to principal gablehead.
INTERIOR: not seen 1998..
BOUNDARY WALLS: low coped ashlar walls enclosing site.
Thought to have been part of St James Episcopal Church and School originally at Nos 93-101 (odd Nos) which moved to Inverleith Row in 1888.
