Description

HOUSE: circa 1800, 2-storey and dormerless attic house with
2-storey rear wing said to date from 1914. Rubble with tooled
ashlar dressings. Centre 2-leaf door; 2-pane glazing to
ground and 1st floor windows; diminutive E gable attic
window. Shaped copes to end stacks; slate roof.
2-storey, 2-bay rear wing at right angles facing W; 1st floor
window breaks wallhead under gablet. Slate roof.
GARDEN WALL: coped rubble garden wall encloses triangular
garden plot.

Statement of Interest

Change of Category: B for Group to B, 24/03/1988.

Appin House meets the criteria for listing for the following reasons:

• It is a typical example of a simple classical style early 19th century domestic building which survives largely in its original form to the exterior.

• The building retains many features characteristic of the building type for the period, such as its symmetrical proportions, margined openings and quoins, and corniced stone chimney stacks.

• Later additions and alterations to the exterior are of good quality and have not adversely affected the building's historic character.

• It is a prominent historic building in the streetscape.

• It forms part of an architecturally and historically significant group of other historic buildings of similar date and type which are also listed.

• This building forms an important pair with the neighbouring 13 Regent Street, also listed at category B (LB35655). The grouping forms part of the early development of the expansion of Keith to the north of the River Isla, dating to the first quarter of the 19th century.

• The building is not rare however it is a good surviving example within its building type.

• It has special social historical interest as it illustrates the growing prosperity of the town in a major phase of town planning development following the proposals laid out by the Earl of Fife from 1817.
