George Beattie and Sons, 1873. Asymmetrical Scots Baronial 5-storey end tenement block; 2 bays to Canongate, 3 to Jeffrey Street, 4 to Cranston Street; canted bay to corner of Jeffrey Street and Canongate; circular tower to corner of Cranston Street. Ground floor shops on Jeffrey Street and Canongate, those at 297 Canongate and 2 Jeffrey Street with original, well-preserved shopfronts with stop-chamfered, shoulder-arched openings and timber panelled vestibules. Squared and snecked bull-faced yellow sandstone; polished dressings (painted shops). Moulded cill courses to 1st and 4th floors. Segmental-arched windows to 1st floor; bracketed cornices to 1st and 2nd floors and bracketed cills to 3rd floor on Canongate and Jeffrey Street.
S (CANONGATE) ELEVATION: star-finialled, crowstep-gabled, canted bay to left with bipartite windows; balustered balcony to 2nd floor. 2-bay section to Canongate with crowstepped gable and apex stack. Bowed corner to Cranston Street; circular tower rising from 3rd floor with triangular-pedimented dormer to finialled, conical roof.
W (JEFFREY STREET) ELEVATION: corbel table rising from 3rd floor to attic with triangular-pedimented wallhead dormer at left; 2-bay crowstepped gable with apex stack.
E (CRANSTON STREET) ELEVATION: crowstepped gable with apex stack; crowstepped wallhead dormer to right, corbelled out at attic level.
Timber sash and case 4-pane glazing. Grey slate pitched roofs, fish-scaled to tower; corniced apex and ridge stacks with circular clay cans. Cast-iron rainwater goods.
INTERIOR: decorative cornice to shop at No 297.
