House in row, formerly the Royal Oak public house. c1770 (lease dated 16th November 1774) with C20 alterations.
MATERIALS: Limestone ashlar, pantile roof.
PLAN: Property is narrow but deep, with frontages both to Monmouth Place and to St Anne's Place, plan is trapezoidal, high mansard roof warped to accommodate lack of squareness.
EXTERIOR: Two storeys, attic and basement. Monmouth Place front has two windows, first floor has two six/six sashes with single two-light casement dormer above. Ground floor has C20 two-light casements flanking central door with architrave, all under full width fascia on which can still be deciphered in paint "THE ROYAL OAK". Ground floor windows and masonry are C20 insert. Small cavetto cornice with blocking course and parapet, with high coped gables and stack to left. Front to St Anne's Place matches other houses in courtyard, with wide paired twelve-pane sash dormer above tripartite eight:twelve:eight-pane sash. Ground floor has single large twelve-pane in splayed surround. Left, C20 door on two high steps, with flat stone hood on brackets. Small cavetto cornice with blocking course and parapet. Return to left in rubble, with two bull's eye windows at first floor and two eight-pane to ground floor.
