Sitting above its own grounds this house is a most elegant and comfortable home which enjoys both easy access to the amenities of the nearby town and privacy and tranquility of the countryside. Its location provides good access to the main trunk road through Cornwall along with nearby coastal beaches and towns such as Hayle, Carbis Bay, St. Ives and Penzance. Despite its near 7400 sq. ft (688 sq.m) floorplan the home feels comfortable with well proportioned rooms. The heritage and history of the home remain with delightful features such as ornate cornices, wooden floors, shuttered sash windows, picture rails and wooden paneling, whilst being tastefully married to modern conveniences such as an attractive farmhouse style kitchen and central heating. The gardens, grounds and outbuildings are a further compliment to the house with a mix of formal and informal gardens, paddocks, woodland and natural water features. There are a number of useful outbuildings, from garaging and storage areas to workshops, greenhouses and a pool house. This is a most grand yet comfortable home whose owner will enjoy privacy and tranquility in a convenient location. No doubt by design the property sits above its grounds allowing a feeling of being the master of all you survey. MAIN HOUSE Steps lead from the drive to the front door which is framed by virginia creeper. A large entrance hall is welcoming with wooden floors and a feature fireplace. To the left are the sitting room and snooker room. The sitting room is of good proportion being nearly square (22’ x 18’) and has an attractive fireplace with marble surround. French doors to two aspects opening to the front of the property and to the conservatory as well as a very large sash window create a light room. The conservatory was a later addition to the property, likely in the late 1800’s. Designed by the renowned Cornish architect Silvanus Trevail this is an architecturally significant part of Cornish history as well as being a most delightful room. Double height with an encaustic tiled mosaic floor, stained glass elements in the windows and double doors which open to the west garden, this is a charming place to while away time in the summer. A second set of internal French doors lead back into the main house via the snooker room. Wood paneled to chair rail height and with a raised dais with seating area around a large attractive fireplace this is a more informal room than the sitting room. Tri-aspect windows provide plenty of light. Should snooker not appeal this would make a superb media room or additional reception room. To the front of the property there is a smaller reception room which could be used as a snug or office as well as a dining room which has a pair of large windows enjoying the view. Both of these rooms also feature fireplaces. To the west side of the house is a comfortable farmhouse style kitchen with oil fired Aga, a range of matching floor and wall mounted cabinetry and central island all with marble countertops sitting on a slate flagstone floor. The original servant bell board is still in place in the kitchen as is a large built in Victorian kitchen cupboard with drawers below. The flagstones continue into the scullery. Perhaps redundant in modern life this room , with adjoining rear porch, is of great use as a mud room for children with sandy feet, wellies or wet dogs! Finally there is a larder to the front of the scullery. If not used as such, with its concrete floor, and more utilitarian space this could be an ideal artists studio. The principal staircase has a delightful stained glass window at it’s half landing. Upstairs there are 7 bedrooms, most with their own fireplaces. The master bedroom has a pair of windows overlooking the grounds to the south as well as a large adjoining dressing room. The second bedroom has the benefit of dual aspect windows and is currently used as a study. The other rooms are all of comfortable size and capable of having double beds. There are two family bathrooms on this floor as well as a w/c with a built-in sauna. Finally, there is a smaller room which is currently used as a craft room but could be a small eighth bedroom if needed or a storage area. From the courtyard at the rear of the house steps lead down to a large full height cellar. This is a convenient storage area or could be used as a wine cellar.
