Farmhouse. Early - mid C17, probably C16 origins, thoroughly refurbished with new
kitchen wing in the mid - late C19. Plastered stone rubble and cob; stone rubble and
brick stacks topped with C19 and C20 brick; slate roof, formerly thatch.
Plan and development: The main block faces north and has a 5-room-and-through-passage
plan. The left (east) room is a late C19 2-storey lean-to addition, a washhouse and
bakehouse with an axial stack backing onto the main house and the servant
accommodation over. It leans against the lower end unheated dairy. 2-storey porch
in front of the passage. The hall has a large projecting front lateral stack. To
right is a parlour with its axial stack backing onto a straight flight stair which
separates the parlour from the right (west) end room which has a gable-end stack. A
1-room plan kitchen block with a gable-end stack projects at right angles to rear of
the lower end dairy an overlaps the rear end of the passage.
Since no early structural carpentry is exposed in the house it is not possible to
determine the early development of the house. The kitchen block, the
washhouse/bakehouse and the west end room are C19 additions. The original house
occupied the 3-room-and-through-passage section of the main house. Its layout
suggests C16 origins as some form of open hall house. The porch is probably C17.
Exterior: Irregular 2:1:3 - window front of C19 and C20 casements with glazing bars.
The passage front doorway is left of centre. It contains a plank door with applied
4-panel front (it is C18 or C19). The porch is gabled with a segmental outer arch
and there is a row of pigeon holes under the porch eaves. The main roof is gable-
ended.
Interior shows largely the results of C19 and C20 modernisations. No structural
carpentry is exposed and the fireplaces are blocked by C19 grates. The only feature
older than the C19 is the doorframe from the passage to the dairy which has an ovolo-
moulded surround. C17 and maybe C16 carpentry is probably hidden. The roofspace was
not inspected but the roof structure is thought to be C19 since the bases of the
truss principals which show below the first floor ceiling follow the low pitch of the
slate roof.
Flavills Farmhouse is one of an attractive group of listed buildings, in the hamlet
of Kingscott.
