John Gershom Adams, 1899. 5-storey 8-bay hotel building with Scots Baronial detailing. Coursed bull-faced sandstone with polished dressings. Continuous cornice to ground floor, stepping up over tripartite entrance; string course between 2nd and 3rd floors, stepping up over tripartite windows to centre bay; eaves cornice. Finialled, slate-roofed tourelles to outer left and to left of centre bay corbelled out at 4th floor; crenellated oriel corbelled out at 2nd floor in 2nd bay from right; projecting wallhead stack with corbel courses between 3rd and 4th bays from left; ball-finialled crowstepped gable to centre. Bipartite windows in 3 bays to left; bipartites in 4th from left; tripartites above entrance; single windows to right with bipartites above oriel. Modern canopy over entrance.
Modern glazing to ground; plate glass in timber sash and case windows above. Grey slates. Coursed ashlar stacks with circular cans.
Built as the Cockburn Hotel. Dean of Guild drawings show Adams' original design, more complex and more richly embellished, and the final design, simplified, presumably due to cost constraints, although the towering form still suits its situation, below the backdrop of the Old Town.
