Possibly later 18th century with later additions and alterations. 2-storey, 3-bay originally rectangular-plan farmhouse with 2-storey wing at rear forming L-plan; single storey rear additions adjoining ancillary structures. Whinstone rubble; cream sandstone dressings. Moulded eaves course; narrow quoin strips. Droved long and short sandstone quoins; droved long and short surrounds to openings; some tooled sandstone relieving arches; projecting cills.
SE (ENTRANCE) ELEVATION: timber panelled door centred at ground; 3-pane fanlight; single window aligned at 1st floor. Single windows at both floors in flanking bays.
SW (SIDE) ELEVATION: main 2-bay house with single windows at both floors in both bays; small attic light off-set to right of centre. Irregular fenestration to lower 2-storey wing adjoined to left.
NW (REAR) ELEVATION: main house with full-height stair window at centre; single windows at both floors in bay to left; 2-storey wing projecting to right with single window at ground; single storey additions adjoined to left.
NE (SIDE) ELEVATION: main 2-bay house with single windows at both floors in both bays (painted imitation upper windows); small attic light off-set to left of centre. Lower 2-storey wing recessed to right with bipartite window at ground off-set to left of centre; painted imitation window aligned at 1st floor; single storey additions to right; single window above.
Predominantly 12-pane glazing in timber sash and case windows. Purple-grey slate roof; stone skews. Sandstone apex stack to SW; rebuilt in brick to NE; brick ridge stack at rear; various circular cans.
INTERIOR: not seen 1998.
BOUNDARY WALLS, MOUNTING STONE, GATEPIERS AND GATE: harl-pointed rubble sandstone walls enclosing site in part. 5-step mounting stone in place. Chamfered, square-plan coursed cream sandstone gatepiers flanking entrance; shallow pyramidal caps; decorative iron gate. Modern piers and gate to later entrance.
A well-detailed, remarkably intact farmhouse which has retained some notable features - in particular, the contrasting use of whinstone and sandstone, the rubble relieving arches, large stair window and timber sash and case glazing. Rutherfurd notes a James Simson as farmer here in 1866. Neither the associated steading nor the farmworkers' cottages to the NW are included in this listing.
