Earlier 19th century. Single storey, narrow U-plan farmhouse. Painted rubble, painted ashlar margins and dressings. Pointed arched windows. Advanced eaves, exposed rafters.
W (MAIN) ELEVATION: door at centre, 2-leaf boarded with Y-tracery pointed arch fanlight. Flanking windows symmetrically disposed.
S ELEVATION: pointed arch door at centre, broad 2-bay gabled wing advanced to outer right, narrow single bay gable advanced to outer left.
Modern uPVC sash and case windows, trickle vents and Y-traceried heads. Grey slate roof, lead flashings, squat chimney stacks with cement coping, circular cans.
The cottage is similar to a number of cottages on the Luss estate. The windows although reflecting the original gothick-glazing are poorly detailed with rather heavy dimensions. It would benefit from a return to the original glazing.
