Later 19th century; addition (No 70A) circa 1954. 2-storey, 3-bay plain classical house with single storey, 2-bay addition to outer right; 2-storey, 2-bay addition to outer left (No 70A). Coursed and stugged rubble sandstone to No 70; painted dressings; random rubble at rear. Raised base course; eaves course beneath corniced eaves; painted blocking course. Narrow strip quoins; architraved window surrounds; bracketed cills; pilastered entrance. No 70A: rendered at ground; harled at 1st floor; single architraved panel surrounding windows; harled at rear.
NE (SOUTH BEACH) ELEVATION, NO 70: part-glazed timber panelled door centred at ground; decorative leaded fanlight; surrounding doorpiece comprising flanking pilasters, plain frieze, cornice; timber-mullioned bipartite window aligned at 1st floor. Small single window at ground to left of entrance; single windows at both floors in bays to outer left and right; single window with adjacent garage door in additional bay to outer right. NO 70A: single door at ground in bay to left; single windows at both floors in bay to right.
SW (ESPLANADE) ELEVATION, NO 70: square-plan piers beneath piended canopy centred at ground; large stair window off-set to right above. Single windows at both floors in bay to outer left; 3-light canted windows at both floors in bay to outer right. NO 70A: single door centred at ground; flanking single windows; modern oriel centred at 1st floor.
Predominantly 12-pane timber sash and case glazing; some 4-pane timber sash and case glazing, some modern glazing at rear. Graded grey slate roof; replacement rainwater goods; raised skews to No 70. Coped, rendered apex stacks; circular cans.
INTERIOR: not seen 1997.
BOUNDARY WALLS: low coped rubble wall to South Beach; taller, coped rubble wall enclosing site at rear.
With its pilastered entrance, timber sash and case glazing, timber panelled door and bracketed cills, No 70 retains some good detailing. Although lacking any obvious architectural merit, the significance of No 70A lies in its adjoining this prominent seafront villa.
