Late 18th century. 3-storey, attic and basement, 4-bay classical terraced house on corner site. Broached ashlar sandstone; V-jointed rustication at principal floor. Base course; band courses between basement and principal floor, and between principal and 1st floors; cill course at 1st floor; mutuled cornice and blocking course at 2nd floor. Projecting cills at 2nd floor. Ashlar steps and entrance platt oversailing basement.
N (PRINCIPAL) ELEVATION: recessed doorpiece in bay to left of centre, with panelled timber door and plate glass rectangular fanlight; windows in remaining bays at principal floor; regular fenestration to floors above and basement. Flagged basement area.
W ELEVATION: adjoining building, see separate listing (15-19A York Place).
E (ELDER STREET) ELEVATION: 5-bay gable, becoming 38 Elder Street. Painted principal floor comprising advanced pilastered doorpiece with corniced lintel, modern glazed door and plate glass rectangular fanlight, in bay to left of centre; modern tripartite window to outer left; regular fenestration to remaining bays at principal floor, with blind window between penultimate bay from right and bay to outer right. Regular fenestration to floors above, including 3 evenly spaced windows at attic, with projecting cills. Irregular fenestration to basement. Flagged basement area.
S ELEVATION: adjoining building, see separate listing (30-34 Elder Street).
Variety of plate glass, 4-pane and 12-pane timber sash and case windows. Grey slate roof. Pair of slate-hung rectangular dormers with modern glazing. Modern skylights. Cast-iron rainwater goods. Gablehead stack; corniced and coped, with circular cans. Coped skews.
INTERIORS: not seen, 1998.
RAILINGS AND LAMPS: ashlar copes surmounted by cast-iron railings with spear-headed and urn finials. Pairs of railing-mounted cast-iron lamps with glass globes, flanking steps to 38 Elder Street.
Part of the Edinburgh New Town A Group, a significant surviving part of one of the most important and best preserved examples of urban planning in Britain. Feuing in York Place began in 1793, after Lord Alva sold land to the north east of St Andrew Square to the city.
