1899. Main facade faces inner courtyard, end facades to Swanfield Street and Hocker Street. Red brick with slate roof. Recessed bays of four storeys and dormers, five storeys under gables. Centre block of three bays under Flemish style gable with elaborate stone coping. Roundel in gable. Side windows from first to third floor set in oriel bays, curved stone cornice above centre window. Flanking recessed portion of three bays, then advanced six bays with square turrets at each end. Centre four windows with tiled surrounds above ground floor with brick pilasters between. Stone door surrounds. Further recessed single bay with one small window at each side. Ends advanced under gables. Two round arched windows on ground floor give way to three windowed chamfered bay first to third floors.

The Boundary Estate is an early LCC estate of advanced design for its period. It contains a variety of architectural details and its streets radiate from a central raised park in Arnold Circus. The entire estate forms a group.
