Detached farmhouse. C17; early C19 additions. Timber framed;
brick; ashlar and brick chimneys; plain tile roof. L-plan;
single-storey with attic; two-storey addition to south; single-
storey with attic addition to north. West front: small framed
projecting gable end with single casement fenestration; C20 with
attic oriel over; tall brick eaves-mounted chimney to right;
small framing to right with C19 casement; ashlar ridge-mounted
chimney with moulded cap extended in brick; C19 brick wing further
right with scattered casements in segmental arched openings;
doorway with plank door and segmental head; continuous eaves brick
dentil course. South end: brick ridge-mounted chimney to brick
gable end; two attic casements. East side: small framing to right
with single through brace; single casement; one canted C19 oriel;
C20 flat-roofed off-centre dormer; C19 brick wing to left with
segmental arched plank door; scattered casements. North end:
gabled with small framing; straight bracing; two C20 casements;
single small-paned attic casement; projecting brick gable to right
with single C19 attic casement; two C20 casements below.
Interior has one room with cambered-beamed ceiling.

Downend Farm is designated for the following principal reasons:
* as a substantially intact example of a C17 vernacular cottage with early C19 additions
* a good example of local construction techniques
