House, formerly farmhouse. Probably of C17 origin, refronted in early-C19. The late-C20 north and west additions are not of special interest.

MATERIALS: Red brick in flemish bond with some tile-hanging. Tiled roof with brick chimneystacks.

PLAN: End chimneystack house, refronted in early C19 and outshot added.

EXTERIOR: Two storeys with three windows to south, or entrance, front. Red brick in flemish bond with grey headers to the first floor and a band of grey headers separating the floors. Gabled tiled roof with external end brick chimneystacks. Dentilled brick eaves cornice. Two-twelve pane sashes and a blank central window with rubbed brick voussoirs to the ground floor windows. Central six-panelled door, the top two panels glazed, under a flat bracketed wooden hood. Attached to the west is a one storey late-C20 brick extension with twelve-pane sash, not of special interest. The east side has an external brick chimneystack with tumbling-in and a small casement window in the partly tile-hung gable. There is a further section with tiled first-floor, C20 casement and brick groundfloor with a mixture of early C19 diaper brickwork to the left and C20 brickwork to the right. There are three C20 ground floor casements. The west side has an external brick chimneystack with diaper brickwork to the front of the gable and tile-hanging to the rear. The remainder of this side is concealed by a late-C20 single-storey brick extension with three casement windows and patio doors. The rear elevation has three late C20 tile-hung gables to the first-floor and ground-floor wider west gable with C20 casements and doors.

INTERIOR: The south door leads into a full width living room. The west end has a wide open fireplace with wooden bressumer and brick piers with C20 brickwork. The ceiling has two axial beams and floor joists exposed. The axial beams and eight floor joists are of C17 date. The north wall of the living room is of late-C18 date with timbers of thin scantling and C20 brick infill. A wide doorcase in this wall leads down two worn steps into the dining room which has a west wall of timbers of thin scantling with plastered infill and a wooden ceiling with two axial beams, one with iron hooks. The first floor landing has a northern wall of framing of thin scantling with diagonal braces and an exposed ceiling with two axial beams, originally covered with lath and plaster. The north-east bedroom has a wide ledged plank door and exposed roof structure with ridge piece and collar beams. The south east bedroom has the wallplate visible and a late-C18 or early-C19 partition wall. The floor levels between ground and first floors are thought to have been raised in the 1980s.

HISTORY: A farmhouse of probably C17 origins, the building was refronted in the early-C19. It is shown on the First Edition OS map of 1894 with a rectangular shape and projections (chimneystacks) to west and east. Various extensions were added in the late-C20.

REASONS FOR DESIGNATION: Leadingcross Green Farmhouse is designated at Grade II for the following principal reasons

* A former farmhouse which retains considerable internal evidence of its probable C17 origins.

* Handsome early-C19 refronting with diaper brickwork.

* Late-C20 extensions to the north and west do not compromise the original plan form and character of the building although they are not of special interest.
